Meter displayed was incorrect.
The product shipped was not the product displayed. This appears to be a common issue with Extech moisture meters. The battery included a 9v GoldenPower by Ecototal was dead.

I Would Expect More From Extech/Flir
This is by far the worst moisture meter. It has never really worked correctly and now is unusable. It worked just well enough for me to have confidence but I have never been truly happy with it. Now it is past the 1 year warranty and only works when it wants to. I can send it in to get repaired for $150 which I will not do. I rather take a chance on buying a different meter. I would expect better from Extech which is a Flir company. I use other Extech and Flir products which have preformed great. For the price I would expect a better product and I'm very disappointed. The experience with this meter makes me weary of other Extech products. Edit: I first rated 1 star and change the rating due to Extech sending me a new meter. Which the new meter works much better. Read comments.

The device works as is intended, but you as a user have different expectations...This device doesn't measure directly moisture content but a qualitative reference of moisture content. I believe that the manual should be more extent in its content. On the other hand, the people of EXTECH answered my mail so quickly and with a very useful explanation regarding the theory, philosophy, and principles of this device. My first reaction was returned it, but now I understand what are its capabilities and limitations. I bought another device with pins, only as a backup until be capable myself to feel comfortable and reliable handling the MO257.

Great moisture meter for home inspections. Very good customer service.
Update: I contacted Extech about the dud unit, they are shipping me a new one no questions asked. I'd already proceeded with purchasing another one as I always like to have a backup unit for my home inspections. The 2nd unit has been working perfectly and I should receive the replacement from Extech next week. So I'm changing my rating to 5 stars as the unit is in my opinion excellent for home inspections. Worked fine at first, very sensitive, I like the large display as I'm a home inspector and need to photograph the readout for my reports. But, the display started acting up, sometimes it would work and sometimes not. Or I'd power it up and calibrate and it would have a high moisture content readout when it wasn't near anything. I'm returning this one to Extech. Will let you know what happens if I can add to this review later.

Not durable
This meter works well at measuring moisture, using either function, and comes with a nice case. The problem is it is not durable. The pins easily break on anything other than drywall and the bridge holding the pins even broke. Sent the unit in and received either a new one or a repair. Anyway, the bridge broke again so the pin meter is now useless. This is after less than one year of service. I keep it around for the pad meter but now rely on my buddies old Protimeter for more accurate pin measurements. I used to use a Protimeter for over 5 years and it held up very well to my particular style of punishment so I know the Extech just doesn't cut it. Back to the Protimeter...

Works perfectly in both modes and I really like the ability to "hold" the reading on the meter especially when you get into those weird or awkward positions and can't read the thing. The percentage of moisture on LCD does not seem to match up with the LED reading though. I can have the thing darn near pinned in red light on LED and the LCD says something like 26.5 which makes no sense at all.

Having spent considerable time with this on several days, as I was determined to work out how this can be useful to me, I have to inform you that I’m giving up. The first model did show all sorts of erroneous results. The replacement model seemed to be a little more differentiated than the first one, but it is in no way sufficiently sensitive to show areas of higher and lower moisture. The model indicates 99.9% everywhere where I also suspected moisture. So it that sense it works, however, there seems to be no differentiation – meaning that some areas will be more damp than others. And it doesn’t show that. Unfortunately it is not working as advertised and I therefore cannot use it as intended. I returned it.

Gives reproducible results with care.
A nice little unit that appears to work very effectively. Only slight drawback is that the position of the hand holding it affects results so need to be careful not to change your grip from calibration stage if you want repeatable results. I think that's inevitable with this sort of meter? The overall rating has one star removed because the meter arrived without its advertised battery and in a package that had been opened. I assume it was a return from someone who used it then returned it?? Meter itself was fine though so I kept it.

an excellent and easy to use damp meter
I'm about to go house hunting, so I thought this meter would be a good thing to have, and it will also give me the ability to keep a check on our motorhome to catch any problems with damp before it causes an issue. Testing it on my own house with a slate DPC, it clearly shows how far up the wall from the DPC is damp, around 300mm (to be expected on a slate DPC house from 1924, and not a problem if the airbricks and cavity are kept clear I'm told). It shows that I've got a bad bit of grouting in the shower tiles as I found a previously unknown area of damp in the boards behind there. I'm not sure how accurate it is, but the bar graph and pinless mode makes it very clear where the damp is just by sliding the meter around on the wall. However, it looks and feels cheap for such an expensive tool which is the only disappointment - with it's 'Made in China' sticker, it feels like it should cost about £50 (hence the 4 stars rather than 5), but I'm delighted with the way that it works and the clarity of the display, and hopefully with care and the light usage that I'll be giving it, it should be OK, I'm just not sure how durable it would be if it was rattling around in a toolbox and in constant use. In summary, I'm very happy with this purchase.

Unreliable
Tried this instrument on various surfaces of known make up and moisture levels (eg a thin book over a damp cloth) and the readings were most often incorrect. This is not an instrument you would be able to rely on in my limited experience.

Quite useless. Always reads 99.9% on masonry, even bone dry concrete.
I should have read the reviews before buying. I thought this would be useful to monitor drying of concrete and cement-screed floors... but when set to the "Building" masonry mode it just displays 100% moisture on all concrete or brick or block or plaster surfaces.
